Prepare a first-time buyer enquiryCambridge mortgages · phone and online
Buying a home while your work or circumstances change? Bring the purchase plans, income and property questions together with Count Ready.
We support Cambridge buyers, homeowners and landlords by phone and online from our Chelmsford base. There is no Cambridge branch. Start with a free discussion and confirm the service and written fees before chargeable work.
Your home may be repossessed if you do not keep up repayments on your mortgage. Lending depends on an assessment of your circumstances and property.
Your reason for borrowing
Begin with the purpose and figures, then identify the information the assessment needs.
Put the deposit, its source and a manageable monthly budget together before concentrating on a rate. Include buying costs and the home’s ongoing charges.
Prepare a first-time buyer enquiryConnect the purchase timetable to the sale, any job change and the current mortgage. Ask about porting conditions and charges before relying on the existing deal.
Buying while work changesBring the actual deal end date and balance. Explain whether the goal is a new rate, a different term, extra borrowing or a change of applicants.
Explore a mortgage reviewDescribe how the work pays you, the available records and any recent changes. Turnover, company funds and personal income answer different questions.
Self-employed mortgage guidanceGive the dates, amounts and present status alongside income and commitments. Eligibility needs assessment; a difficult credit history is not a basis for an approval promise.
Discuss credit historySet out the intended occupants, ownership and use from the start. The finance enquiry should match the letting plan and the property’s permissions.
Cambridge rental-property checksBuying as work changes
Employment dates and income arrangements can matter as much as the purchase timetable.
If you are moving for university, research, healthcare or technology work, explain the employment arrangement rather than relying on the employer’s name. Give the start date, probation terms and how pay is made up.
Raise a job change before applyingProvide the current contract dates and describe renewals, gaps, overtime or bonuses. The remaining contract period and payment history may lead to different evidence requests.
Fixed-term contract mortgage guidanceFor applicants with a visa, include the permission type, expiry, UK residence and work history. Explain whether you live in the UK now. Residency and lender criteria need assessment together.
UK visa mortgage enquiriesA joint application can bring together different employment and income arrangements. Describe each applicant’s commitments and likely changes as well as earnings. Use the joint mortgage guide to prepare that conversation.
If you work through a company or on your own account, identify the records available and how you draw income. See company-director mortgages, sole-trader mortgages and contractor mortgage guidance. Ask which figures and documents the proposed assessment needs; the same calculation will not suit every working arrangement.
Investigate the individual address
A new build, a flat and an older house can raise different questions before you commit.
Bring the reservation terms, proposed dates and developer incentives into the mortgage conversation. Check the tenure, warranty and continuing estate costs as well as the deposit.
New-build mortgage preparationCheck the lease, recurring charges, block insurance and proposed works. Raise construction or building concerns early so the lender and conveyancer can identify the documents needed.
GOV.UK: leasehold buying checksUse the exact address to investigate extensions, conversions and planned work. The shared planning register lets you search the property’s applications and supporting documents.
Greater Cambridge planning recordsGreater Cambridge Shared Planning covers Cambridge City and South Cambridgeshire. Its maps help you check conservation boundaries and local restrictions for the property. Ask about any relevant controls before planning alterations.
Conservation-area informationInvestigate the individual address and any known incidents. Use official long-term flood information alongside the survey, legal enquiries and insurance discussion; an area label does not predict one home’s experience.
Check long-term flood riskAsk what a survey and conveyancing enquiries need to establish. A mortgage valuation serves the lender’s assessment and does not replace either. If your search includes Chesterton, Newnham, Romsey, Cherry Hinton, Trumpington or places beyond the city, check the actual address and authority rather than assuming one set of property requirements.
Understand the arrangement
Identify the actual product, continuing costs and process rather than relying on a scheme name.
Check eligibility and the provider’s terms. Rent on the share you do not own and property charges sit alongside the mortgage. Explain any plan to buy more shares later.
GOV.UK: shared ownershipHelp to Buy: Equity Loan in England is closed to new applications. If your current home has an equity loan, raise its repayment and administration requirements before arranging a sale or mortgage change.
GOV.UK: scheme closureFor an auction, tight deadline or property requiring substantial work, explain the timing and condition before committing. Bridging finance needs an assessed repayment exit and a full cost review. A purchase for business premises belongs in the commercial mortgage enquiry route.
Plan from the current mortgage
A rate is one part of the decision. Use the current figures and the purpose of the change.
Replacing a rate, changing the term and borrowing more are different decisions. Describe the purpose and any changes to earnings, ownership or property use.
Consider eligible options with the current lender alongside a remortgage elsewhere. Compare the total cost over the same period, including relevant product, adviser, legal and valuation fees.
A longer term may reduce the monthly payment while increasing interest overall. Adding unsecured debts to a mortgage secures them on the home and may spread repayment over longer; discuss those consequences before deciding.
Match the finance to the rental
Establish who will live there, how it will be owned and what the property can be used for.
Is this a single-household home, a house shared by students or professionals, or another use? Give the existing arrangements, proposed occupants and any change before discussing the finance.
Buy-to-let mortgage enquiriesFor shared occupation, identify the occupants, households and facilities. Cambridge City Council provides current HMO licensing guidance and a route to the licence register. Check the actual property and proposal.
Cambridge HMO licensing informationAsk the responsible authority about the present use, proposed change and relevant planning or building-control requirements. Confirm which council covers an address outside Cambridge City. A mortgage offer does not establish permission to let.
Check the shared planning recordsSay whether you will own the rental personally or through a company. Include maintenance, management, insurance and periods without rent in the budget. Lender acceptance, licensing and planning are separate enquiries.
Disclose holiday or short-stay use rather than describing it as a standard tenancy. The holiday-let mortgage route covers a different proposal. For any rental purchase, confirm the legal and property requirements with the appropriate professionals.
Agree the service before chargeable work
Confirm the arrangements for your case and ask how the recommendation will be explained.
The initial discussion is free. We usually charge £595 on mortgage offer and may also receive lender commission.
Our Terms of Business list a £199 processing fee where applicable. For standard mortgage applications by visa holders living in the UK, the £595 offer fee is the only broker fee; no separate processing fee applies. International and specialist cases can have different charges.
Agree the written fees before chargeable work. Ask when each amount is payable and what happens if the case stops. Product, valuation, legal and other third-party costs may be separate.
The Terms describe a comprehensive range across the market, excluding deals available only directly from a lender. Confirm the search scope for your requirements.
MoneyHelper: choosing mortgage adviceAsk how the recommendation fits your needs, how its full cost compares and what conditions remain. Advice does not promise a lender decision, lowest rate or saving.

Know what happens next
Each stage should have a clear purpose and the information needed to move forward.
Outline the purchase or mortgage change, approximate figures and dates. Include what is still uncertain about work, the property or applicants.
Confirm service scope, written fees and how updates will work. Agree a secure route for the evidence requested.
Review the income and property information together. Ask about the recommendation, total costs and conditions before proceeding.
Keep the information current if dates, work or the purchase change. Lender assessment, valuation and conveyancing affect the outcome and timetable.
Practical appointment arrangements
Phone and online discussions connect the location, property and applicant circumstances.
Our base is in Chelmsford; we have no Cambridge branch. Discuss the property and your circumstances remotely, and confirm the meeting and document arrangements. Face-to-face appointments may be possible in some circumstances, with the location and availability agreed before travel.
You can enquire while comparing homes within Cambridge or moving from elsewhere. The address matters for property checks; the applicant’s circumstances matter for the mortgage assessment.

Open Count Ready on GoogleReviews can describe previous experiences. Compare them with the current service scope, written fees and the practical arrangements for your case.
Ask how your employment, property or timing questions will be handled. Previous feedback does not predict a mortgage rate, approval or completion date.
Discuss the information you needSupport the home and household
Discuss the risks you want to cover and the support you already have.
Discuss the mortgage and living costs that would need covering after death or serious illness. Include existing policies, employer benefits, dependants and the budget.
Life insuranceConsider the bills you would need to pay if illness or injury stopped you working. Existing support, waiting periods, eligibility and policy terms shape the discussion.
Income protection insuranceCheck the lender’s buildings-cover requirements and start date. For a flat, investigate the block policy; for a rental, disclose the occupation. Mortgage and insurance assessments are separate.

We have no Cambridge branch. Count Ready is based in Chelmsford and works with Cambridge customers by phone and online. Agree the appointment format, document arrangements and update process at the outset. Face-to-face appointments may be possible in some circumstances; confirm the location and availability before travelling. The initial conversation can take place before you have chosen a home.
An initial discussion is free. We usually charge £595 on mortgage offer and may receive lender commission. Our Terms of Business list a £199 processing fee where applicable. For standard mortgage applications by visa holders living in the UK, the £595 offer fee is the only broker fee; no separate processing fee applies. Yes. Give the job start date, employment terms, pay and any probation period. Explain whether the role is permanent or fixed term, any gap between jobs and whether more than one applicant will earn an income. A signed contract, payslips or further evidence may be requested depending on the assessment. A new role in research, healthcare, education or another sector does not automatically establish mortgage eligibility.
Tell us the contract dates, renewal history, payment arrangements and any expected change. For a visa, explain your current UK residence, permission type and expiry, work circumstances and deposit source. Lenders assess the full case and can use different evidence and criteria. A UK-resident visa enquiry and borrowing while living outside the UK need different discussions. We will agree the information required and a secure way to provide it.
Ask about the remaining lease term, service charge, ground rent where applicable, block insurance and planned major works. Find out whether the lease restricts occupation, letting or alterations. Tell the conveyancer and mortgage adviser about the construction and any known building issues. A purchase price or quoted mortgage payment does not capture all the costs of owning the flat.
Explain the reservation deadline, expected completion date, deposit source and any developer incentives. Ask about warranty documents, construction, estate charges and the tenure. A freehold home can still have estate costs. Discuss what happens if building dates change and whether the lender needs further checks or an updated offer. An agreement in principle is not a final mortgage offer or a promise that the chosen property will be accepted.
Greater Cambridge Shared Planning provides conservation maps, planning records and an address-based restrictions map for Cambridge City and South Cambridgeshire. Check the property itself, past alterations and any intended work with the conveyancer and surveyor. A familiar neighbourhood name does not establish whether one building is within a designated area or which controls apply. Legal and condition enquiries remain separate from the lender’s valuation.
Describe the present and intended use, number of occupants, households and shared facilities. Check Cambridge City Council’s current HMO licensing information and the property’s licence position. Planning and building-control enquiries are separate and depend on the address and proposal. If the property is outside the city boundary, confirm the responsible authority. Neither a mortgage offer nor an existing tenancy proves that the required permissions and licences are in place.
Help to Buy: Equity Loan in England is closed to new applications. If you already have an equity loan, explain it when considering a remortgage, sale or repayment and follow the current Homes England process. Shared ownership is a separate route with its own eligibility and provider terms. Include rent on the remaining share and property charges alongside the mortgage when assessing the budget.
Have the balance, rate, monthly payment, remaining term, deal end date and early repayment charges available. Explain the purpose of any additional borrowing and changes to income, applicants or property use. Compare eligible product-transfer and remortgage options over the same period, including relevant fees. Extending the term can lower the monthly payment and increase total interest. Securing other debts against the home changes the risks as well as the repayment pattern.
