A first purchase
Work out a comfortable budget before treating a maximum borrowing figure as your target. Include the deposit, buying costs and ongoing property charges.
First-time buyer mortgagesBuying a Manchester home or changing your mortgage? Talk through the budget, the property and the borrowing with Count Ready.
We support Manchester customers by phone and online from our Chelmsford base. We do not have a Manchester branch. Start with a free conversation about your circumstances and the service you need.
Your home may be repossessed if you do not keep up repayments on your mortgage. Approval depends on the lender’s assessment.
Choose a starting point
A first purchase, a rate review and a rental property have different requirements. Explain the purpose before comparing products.
Work out a comfortable budget before treating a maximum borrowing figure as your target. Include the deposit, buying costs and ongoing property charges.
First-time buyer mortgagesBring the current balance, rate end date and remaining term. Say whether you want a new deal, a different repayment plan or additional borrowing.
Plan a mortgage reviewExplain the sale and purchase together. Discuss the existing mortgage, any early repayment charge and whether porting or keeping the current home needs consideration.
Keeping a home to letTell us how the business pays you and what has changed. Lenders can treat income differently; agree the evidence needed rather than assuming one rule applies.
Self-employed guidanceGive dates, amounts and the current status of missed payments, defaults, CCJs or debt arrangements. A discussion is a starting point, not a promise of approval.
Bad-credit mortgage guidanceExplain who will live there, the letting arrangement and ownership. Discuss expected rent, running costs and periods without income before comparing buy-to-let borrowing.
Buy-to-let mortgagesBuying in Manchester
The address and building matter. A city-centre apartment, a conversion and a house with planned work can raise different questions.
Ask for the remaining lease term, ground rent, service charges and details of anticipated major works. Share known use restrictions or unusual construction with the adviser and conveyancer.
What to ask about a leasehold homeDisclose known cladding concerns or remediation. Ask which reports the proposed lender and valuer need; an EWS1 is not required for every building and is not a general safety certificate.
RICS: EWS1 questionsTell us about extensions, conversions and condition concerns. For an address in the city council’s area, its planning register can help you locate applications and decisions.
Manchester planning recordsManchester City Council lists conservation areas including Ancoats and Castlefield. Use its conservation-area information to check the particular address before planning alterations; a neighbourhood name alone does not establish the designation.
A home in Salford, Trafford, Stockport or another part of Greater Manchester may have a different council. Find the responsible authority by postcode for planning and other local questions. An online planning record does not replace formal legal searches, and the mortgage valuation does not replace a survey of condition.
Remortgaging in Manchester
Start with the reason for a review and any change in your circumstances. Compare the whole proposal, including costs and the repayment period.
Record the balance, deal expiry, payment, term and early repayment charge. Explain any change to work, household spending, credit history or property use.
Remortgage guidanceConsider a product transfer with the current lender and a remortgage elsewhere. Include product, advice, legal, valuation and exit fees where relevant, using the same comparison period.
Explain the amount and use, then review payment, term and overall cost. Securing other debts against your home increases the risk to it, and a longer repayment period can cost more.
If the home has an equity loan, a second charge or shared ownership, tell us at the start. A rate review, extra borrowing and a change of ownership are different questions; the route needs to fit the actual transaction.
Before you commit
Ask how the advice works and what you will pay at each stage.
The first conversation is free. Read the current published Terms of Business and shared footer disclosure, then agree the service and written costs before chargeable work.
Ask which fees apply to your case, what they cover, when payment is due, how lender commission is handled and what happens if the application stops. Confirm any payment and refund terms before proceeding.
Our terms describe a comprehensive lender range across the market, excluding direct-only deals. Ask about the search and its limits before relying on an “independent” or “whole-of-market” description.
Read Count Ready’s company and regulatory information and use FCA checking guidance to confirm current details, contact information and permissions.
Discuss suitability, total costs and conditions. No service description establishes that every product can be considered or that a lender will approve the application.
From conversation to application
You do not need to resolve every question before enquiring. Clear information helps identify what needs checking.
Tell us what you are buying or reviewing, the approximate figures and your timing. Raise income, credit or property concerns at the beginning.
Confirm the fees, advice and application support. Arrange a secure way to share financial and identity documents before sending them.
The adviser considers your circumstances and explains the recommendation and costs. The lender makes its own decision on the applicant and property.
Provide the requested evidence and keep the adviser informed of changes. Legal work, valuation and outstanding conditions can affect progress and completion.
Advice by phone and online
Use the service that fits how you want to communicate, with the actual business location clear.
Our phone and online service covers the ten Greater Manchester districts: Bolton, Bury, Manchester, Oldham, Rochdale, Salford, Stockport, Tameside, Trafford and Wigan. See the ONS district list for Greater Manchester for the metropolitan county’s area.
Share the postcode, property type and intended use. Manchester and Salford are distinct cities, and the responsible council depends on the address. Use the council finder for local planning and licensing enquiries. Coverage describes phone and online support, not a branch in each area.
Our base is in Chelmsford. If you prefer an in-person appointment, ask what can be arranged before travelling.
Read our Google business profile and reviews, then confirm the service and charges that apply to you.
For other locations, see the England mortgage broker guide and the existing guides below.
Protection alongside the mortgage
Once the borrowing is understood, review the risks you want insurance to address and the cover already in place.
Discuss what would happen to mortgage payments and other bills if someone died, became seriously ill or could not work. Check existing cover, benefits and any employer support.
Life insuranceCheck the buildings insurance arrangements and lender requirements for the property. For a flat, establish what the block policy covers and consider your own belongings separately.
Home insurance guidanceDisclose rental, business use or short stays when discussing finance and cover. Ask about any permissions, policy exclusions and a repayment exit if short-term finance is proposed.
Bridging financeInsurance is a separate suitability discussion. Cover depends on the policy terms and underwriting; a mortgage approval does not establish insurance acceptance or that every risk is covered.
For shared ownership, include the rent and property charges alongside the mortgage on your share. Check the provider’s requirements and current shared ownership guidance; scheme eligibility and a lender’s approval are separate.
For a new-build reservation or auction, explain the deadline and incentives before making commitments. If bridging is discussed, review its fees, conditions and repayment exit rather than treating a future mortgage as certain.
Explain the purchase, move or mortgage review. Include approximate figures, timing and any known income, credit or property question. Say what is still undecided.

An enquiry does not commit you to a mortgage or chargeable work. Agree a secure document route before sending bank statements, credit reports or identity documents.
Practical answers
Check the service, costs and property questions before proceeding.
Count Ready supports mortgage enquiries across Greater Manchester by phone and online from its Chelmsford base. We do not have a Manchester branch. Call 01245 934515 or use the enquiry form and give the actual property location. Ask how appointments, document sharing and application updates work. Confirm the location and availability of any possible face-to-face meeting before travelling.
The initial conversation is free. Read the current Terms of Business and shared footer disclosure, then agree the service and written costs before chargeable work. Ask which fees apply, what they cover, when payment is due, how lender commission is handled and what happens if the application stops, including payment and refund terms.
Ask each broker about the lenders and products they can consider, exclusions, advice, charges and ongoing application support. Count Ready’s terms describe a comprehensive lender range across the market, excluding direct-only deals. Compare the suitability and complete cost of the proposed mortgage. A broker’s label, lender count or review rating does not guarantee the lowest cost or an offer.
Start with an approximate purchase price, deposit and its source, income, regular spending and existing borrowing. Say whether you have chosen a property and whether there is a reservation or purchase deadline. For a flat, include known lease and service-charge details. An agreement in principle is an early indication, with the borrower and property still subject to the lender’s checks.
No. RICS explains that an EWS1 is not required for every building. The lender and its valuer determine the information needed for the particular property. Raise known external-wall concerns, planned remediation and available reports early. Ask the conveyancer about legal obligations and costs. The presence or absence of an EWS1 does not by itself guarantee a mortgage or establish that a building is safe.
Yes. A flat’s mortgage payment is only one part of its cost. Include ground rent where payable, service charges, insurance arrangements and any known contribution to major works. Ask the seller or managing agent for the relevant information and have the conveyancer check the lease and obligations. Tell the adviser about these costs so the borrowing discussion reflects the home you intend to buy.
Yes. Explain the change and provide the current deal end date, balance, remaining term and any early repayment charge. We can discuss staying with the existing lender and switching, with the relevant eligibility checks and costs. A lower monthly payment achieved by extending the term can increase the overall cost; compare the choices over a consistent period.
Yes. Explain your trading history and how you draw income, including salary, dividends or business profits where relevant. Mention variable earnings, recent changes and available accounts or tax records. Evidence and income treatment differ between lenders, so the discussion needs to consider the business alongside spending, commitments, deposit or equity and the property.
Yes. Explain what happened, the dates, amounts and whether the issue or arrangement is current, completed or settled. It is considered with the rest of your circumstances. Some cases may have limited options or need more time. There is no promise of acceptance, and a broker cannot remove accurate credit information or bypass a lender’s assessment.
Explain the intended use and purchase terms first. A home for you, a property to let and premises used by a business can require different finance. Before an auction commitment, review the legal pack, completion deadline, condition and funding with the appropriate professionals. Bridging finance has its own costs and repayment exit; an expectation of a later mortgage is not a confirmed repayment plan.
